The Town of Magnolia has become the 50th First State community to participate in the Federal Emergency Management Agency’s National Flood Insurance Program.
Delaware’s Department of Natural Resources And Environmental Control's (DNREC) Division of Watershed Stewardship announced this week that flood insurance is now available to all property owners in Magnolia.
DNREC Environmental Scientist Greg Williams explains why residents of the Town couldn’t buy flood insurance until now.
“There really wasn’t a serious concern up until probably recently. The Town of Magnolia doesn’t actually have any high risk flood plain maps in the corporate limits. So therefore, there isn’t a requirement for anybody purchasing a home or refinancing a home to get federal flood insurance,” said Williams.
Williams says there are other areas of Kent County that are in high-risk flood plain zones, including the Town of Camden, which is Magnolia’s neighboring community.
Williams says Magnolia residents can now purchase flood insurance up to the limits under the regular phase of the program. For single-family dwellings, the standard policy building coverage limit is $250,000, while the contents’ coverage limit is $100,000.
Williams says there are only three other communities left in Delaware that do not have flood insurance, Newport, Townsend and Woodside.
