Developers are already looking to add to a newly constructed business site in Smyrna.
Maryland-based KRM Development is exploring adding a second building at the 211-acre Duck Creek Business Campus off Route-13, weeks after the completion of a 70,000 square foot building at the site.
The developer’s Senior Vice President Jesse Parks says there’s already considerable interest in the first building—meant for research, office, manufacturing and warehousing industries.
“Once we put up that first building and saw the interest, we realized, ‘hey let’s go ahead and make sure we’re ready with approvals so that when we do want to build the second building, we’re not starting from ground zero,’” said Parks.
The concept was pitched at a recent pre-application meeting with Smyrna officials, and is still in the early stages of development.
Smyrna Senior Planner Jeremy Rothwell says he supports the idea.
“The town is very supportive of KRM and bringing new potential employers to the greater Smyrna area,” said Rothwell. “The town views KRM as a partner in the development of the Duck Creek Business Campus.’”
The site is currently being marketed by the international commercial real estate broker JLL—advertising the potential for up to 4,000 new jobs at the first building alone.
The proposed second building would be much larger at 133,000 square feet, and Parks says it would be similar in design.
According to Rothwell, KRM has also applied for grant funding from DelDOT to make improvements along Paddock Rd.
