Sussex landowner looking to turn property into new medical campus

A Sussex County property owner is looking to sell - with an eye toward adding more medical infrastructure in the area. 

R&R Commercial Realty has put 200 acres on the market with the vision of creating a new medical campus in Milford.

The parcel is right across Route 1 from the Bayheath Sussex campus that opened last year and includes the Bayhealth hospital and Nemours specialty pediatric center.

The property is vacant and its owner Elmer Fannin says he’s worked for ten to 12 years to make the land attractive to a buyer looking to add more medical services for the county’s aging population.

“That was the biggest thing heading down the road was all the people retiring and coming, you know, 60 plus years old, and the bell curve says that’s where the big bubble was going to be—which is right about now with people retiring and needing more and more services in health care,” said Fannin.   

Fannin has taken it upon himself to have the land rezoned as an Institutional Service District, which allows for any of a list of different medical facilities.

“It can be a hospital, a cancer center. It can be any number of things--medical surgical centers," he said. "So all of that is all in place. At this point we need to develop a site plan, break ground and start building it.”   

Fannin says the sewage and other infrastructure is set up and a master plan for the potential medical site has been drawn up as well.

The former Delaware Economic Development Office (DEDO) estimated the site could employ as many as 6,000 people and add more than $748 million to Delaware’s GDP, according to flyer for the proposed “Innovation Park.”

Fannin says he is not yet in any discussions with any specific health care providers as potential buyers.
